Why You Need a Roof Replacement Service?

​

It goes without saying that if your residence or building has roof leaks, you need to have it inspected and corrected right away. Is a leak reason enough to replace the entire roof? Not necessarily, an isolated roof repair may be enough to address the specific issue.

However, if the roof has multiple issues or new issues creeping up season after season, this may be a true indication that the roof is in need of replacement.

Here are 9 warning signs to look for when evaluating a roof that may need to be replaced:

​

1.Age Matters: Roofing systems are typically designed to last upward of 20 years depending on materials used, maintenance and drainage. Does your roof pass the eye test? Does it look weathered? If your roof is in that age range, chances are you may be in need of a replacement.

​

2.Leaks: Any intrusion of water can lead to bigger issues then just inconvenience. Leaks not only need to be corrected immediately to avoid property damage, they need to be corrected to avoid damaging structural integrity of the wood substrate. Failure to do can lead to bigger costs. Having leaks may be a signal that a roof will need to be replaced.

3.Staining: In a commercial building, you can typically see the roof framing. Ever notice water staining on your ceiling or interior walls even if you don’t see a leak?

​

4.Ponding: By definition, it is the excessive accumulation of water in low-lying areas on a roof. Characteristically, ponding can be seen in drains or other areas where the roof does not drain efficiently. Eventually, water intrusion will occur at ponding areas, possibly compromising the wood substrate to compound the issue as the plywood and supporting rafters become affected. Damaged rafters can also create ponding areas. In any case, this becomes a structural and safety issue that needs to be corrected immediately to minimize the cost of correction.

5.Delamination: The separation of the laminated layers of a component or system. Are roofing seams popping open on the field creating ‘fish mouths’? Is your parapet wall membrane loose, displaced or buckling at the seams?

​

6.Blisters: If you see enclosed pockets of air or bubbles on your existing roof what you are seeing is trapped moisture inside or under the roofing material.

​

7.Fractures: Cracks or splits in your roof membrane are often a sign of a dehydrated roof membrane. The dehydrated roof membranes’ inability to flex with stress or roof movement, such as foundation shifting (which may be normal) can produce fissures in the membrane.

​

8.Damaged Flashings: Caused by the drying or cracking of roof sealant around pipes, vents and other penetrations can create openings small and large allowing water intrusion.

​

9.Granule Loss: Do you see roof granules piling up on your roof? Do you see bare spots in the roof membrane? Natural Weathering or the constant exposure to heat, water and condensation will eventually affect the physical properties of the roofing materials. Simply put – no roof lasts forever!
